Renting an apartment in the United States can feel overwhelming for newcomers. Prices vary by area, lease terms differ, and the application process has its own rules. This guide covers everything you need to know — and includes neighborhood-by-neighborhood apartment lists to get you started.
Types of Apartments in the US
American apartments come in several styles:
- Low-rise / Mid-rise: Typically 2–5 stories, often part of a larger complex
- High-rise: Multi-story modern buildings, common in urban cores
- Garden-style: Spread-out complexes with more green space and a quieter feel
- New vs. older buildings: Newer apartments tend to be more modern and well-equipped; older ones are often more affordable
Common floor plan options:
- Studio
- 1 Bedroom / 1 Bathroom
- 2 Bedroom / 2 Bathroom
- 3 Bedroom and above
Note: the US does not use the Turkish concept of "salon" separately — there is typically a living room that is independent of the bedrooms.
Amenities
Most apartment communities offer a range of amenities, which can include:
- Swimming pool
- Fitness center
- Children's playground
- Business center / co-working area
- Package room (for Amazon and courier deliveries)
- Dog park / pet area
- Parking (open or covered)
The Application Process
When renting in the US, you will typically go through these steps:
- Application: Personal info, income, and previous address history
- ID & SSN / ITIN: Having a Social Security Number speeds things up; alternatives exist for those without one
- Income verification: Pay stubs, bank statements, or an employment contract may be required
- Background / Credit Check: Credit history and past rental records may be reviewed
Most apartments also require:
- Application fee
- Administration fee
- Security deposit
These are typically paid by money order or cashier's check — cash is usually not accepted.
Lease Terms & Move-In Details
- Standard leases are usually 12 months
- Shorter or longer terms are possible but may affect pricing
- Some apartments charge an early termination fee
After moving in:
- Electricity, internet, and sometimes water must be set up by the tenant
- Some apartments include water, trash, or internet in the rent
- Always confirm what's included before signing
